Buyer's Loyalty Letter from Your Real Estate Professional

Dear Buyer,

In order to serve you better, I’d like to share with you some important information about our real estate relationship.

  • I can show you any home that is for sale in our Triangle-wide Multiple Listing Service listed either by Fonville Morisey Realty or another real estate
company. I can show you homes in any New Home Community, and homes listed for sale by owner.

  • I am paid on a commission basis.  I receive my share of the real estate commission after you have closed on your new home.  The real estate commission is generally paid by the seller and is shared by the listing company, the listing agent, the selling company and the selling agent. I would be delighted to represent you in the purchase of your home as a buyer’s agent or, if you purchase a home listed by Fonville Morisey Realty, as a dual agent in that transaction.  Together, we will review forms that disclose agency and further explain the relationship between you, the buyer, and me, your agent.

  • I am an independent contractor.  Although I am associated with Fonville Morisey Realty, I function as self-employed person. I am responsible for all of my own business expenses including my automobile, gasoline, car telephone, meals, etc. I am not reimbursed by my company for any expenses.  Instead, I am happy to bear them in anticipation of a successful sale.

For the above reasons, your loyalty to me is greatly appreciated.   I promise to give you 100% of my ability, resources, skills and expertise in return for your loyalty.

Please rely on me exclusively.  Call me when you see a property that you wish to visit.  If I am not in the office, please leave me a voice mail message with the address of the property and I will return the call promptly.  If you stop by an Open House or a New Home Community, please give the on-site agent one of my business cards and tell him/her that I am assisting you with the search for your new home.

Your Realtor for Life,

Linda Lohman

Together, we will be successful in finding the right home for you!

Linda, your letter is very well done and is an excellent idea.  With your permission, I'd love to use something similar.  Has the thought ever crossed your mind to mention a Buyer Representation Agreement as the next step?

Linda,

Great letter! Thanks for sharing the letter.  I have information that covers this in four pages.  I like the simplicity of this letter and it very concise.  I'm going to start using this during my initial buyer representation meeting.

Thanks again

Lisa

Great letter, many clients don't even think in these terms. They think nothing of using our time, energy and expertise, then only to use another agent that was there at the right time. This letter spells out what is expected from both sides, excellent and thanks..

Well done. NO ambiguity here. The more the buyer understands, the less likely the chance of a misunderstanding.
