You Won't Believe It!


I'm pubishing the Cary NC and Wake County Property Tax Rates for 2010 because I hear it over and over again from those moving, especially the Northeast, that high taxes have become too much of a burden.

Folks are especially stunned to hear Cary NC and Wake County Tax Rate went DOWN in 2009.  We have property assessments every 8 years and the home values had seen a significant increase.  Wake County decided not to overburden its citizens and decreased to a fair rate.  Jaw dropping shock is often the response I recieve!

Over the years my family has spent countless hours at Bond Park.  Everything from Birthday Parties and Sports Banquets in the shelters, entertaining guests at the boat rentals, hours and hours at the huge playground, and of course  multiple summer camps.

 I think my favorite activity at Bond Park Cary is the Annual Cary Spring Daze Art Festival.  Each spring local artists sell their wares throughout the winding shaded paths of the park.  It’s always a great day.  My daughter and I make it an annual event.

 So make sure you stop by  Fred G. Bond Metro Park or one of Cary's other Parks when visiting Cary NC.

Cary NC Golf Season is Here

It all started last week when I received the new golf season information in the mail, Cary NC golf season is here!

Because of our mild temperatures we usually golf ALL year round in Cary.  This year, not so.  As the rest of the country was buried in several feet of snow we endured, here in NC, weeks and weeks on 40* temperatures.  It never got to the magic golfing temperature of 50*+. 

Last week, as I was opening the golf season information the 7-day forcast was predicting 60*'s this weekend.

Could it be true, golf weather?

Today I'm touring Cary NC Bishop's Gate homes for sale.  This luxury neighborhood of executive homes is located just off Cary Parkway before Old Apex Road. If you didn't know Bishop's Gate was there you would never be the wiser.  Tucked off the unassuming street High Meadows past the church, past Weathersby Town Homes is Cary NC Bishop's Gate homes for sale.  

Built on 66 acres around 2004-2006 Bishop's Gate has an average lot size of 0.35 acres. CaryNCHomesforSale-Posterous Photo Blog-I finally did it!

Last Fall I attended a ReBarCamp in Cary NC and it was recommended that I start a Posterous Photo Blog.  I put it on my TO DO list.  There it sat like so many well-intended projects.   Countless times I promised today would be the day, NOT. 

Today is that day!  CaryNCHomesforSale -Posterous Photo Blog has been created.  I can now take

picture Cary NC and instantly post them to my new photo blog.  YEAH!  I'm rarely seen without my camera and constantly take picture of Cary neighborhoods and points of interest.  Now I'm sharing....ENJOY!

How to Get the Most From a Real Estate Agent

 

Phillips post explains frustrations often felt on both sides of the buying process.  I believe establishing trust and confidence in the beginning is key.  I conduct a Buyer Consultation with new buyers to explain the Buying Process.  I then share a Buyer Loyalty Letter  explaining how I work as an agent.  The letter explains how I will use my expertise to assist a buyer through the buying process and all I ask in return is loyalty.

I received an email yesterday from someone I showed some houses to this past summer. I didn't remember him at first, but he had some questions about a property. I reached out to the listing agent for answers, and before she responded, I got another email from the guy today. " I didn't hear from you yet," he said. "Maybe I should call <another agent>." I remembered the guy now. He ran my wife and I around in circles getting forensic information about homes he found online for a week, then disappeared after looking at 2 homes with me. He had resurfaced, wanted me to do more research, and was already threatening to sack me.

So I sacked him.

Here's the point: real estate professionals aren't waiters. We don't do free research for just anyone who rings or emails us, and like any normal person, we are a bit sketchy about people that make us jump through hoops and then then disappear. That time we put in with those people could have been better spent with more sincere clients or our family.

On the other side of the coin, consumers are suspicious about agents. Too many people have a bad agent story to tell, so they often fend for themselves before investing time and hopes into another agent who will disappoint. It's like a big game of chicken. Niether side wants to devote time or commit to someone who might let them down. Here's what I say: If you, the consumer, want heat from that stove, how about throwing in a little wood.

Here are a few things home buyers can do to ensure that they get the most from an agent.

  1. Get pre-approved. I shouldn't have to explain this. The housing industry has been bent like a pipe cleaner the past 18 months. A pre approval older than 90 days is worthless, and no pre-approval disqualifies you from being taken seriously by a seller. . It takes 10 minutes to speak with a lender and get a free updated pre-approval that shows you are ready, willing and able buyers.
  2. Practice monogamy. Often in New York, some buyers think that they can get a batter deal if they work with more than 1 agent or deal directly with listing agents. Both of these notions are not only false, they can be expensive mistakes. If your agent catches on to the fact that you are playing the field, he'll start hedging his bets also, because nobody wants to devote time to a buyer file that might not close because you are looking in another town with another broker. 
  3. Figure out what you want. Some agents get understandably frustrated when they spend a Sunday morning looking at town homes and Tuesday evening walking through Victorian colonials with the same buyer. I can almost intuit what some buyers want after spending time with them. However, if you are too whimsical, I might get the sense that we're just unlocking doors so you can satisfy curiosity. 
  4. Return our calls. Sound familiar? Do you like it when you can't reach an agent for 3 days? It is the same here. Buyers who drop out and resurface without explanation are deemed unreliable and risky. It is only fair; stay in touch.  
  5. Take our advice. The reason I give people 3 lawyers, 3 home inspectors, and 3 mortgage firms is not because I get a kickback, it is because I know that your union attorney won't return calls, an Internet bank can screw you, and your uncle Mel is not a licensed home inspector. I cannot compensate for their deficiencies. I am more effective with a cooperative team.  
  6. Sign a buyer representation agreement. This tells the agent "you are hired. We won't use anyone else." You risk nothing by doing this, because if someone is hired, they can be fired if they stink. Establish performance criteria, have a 3 strikes and out rule or reasonable exit clause, and the agent is now at your service. 
Doing these things will make you hold your agent to a higher standard, and ensure that you get the most from them. Never forget that agents are human, just like you. An agent assured that they have a qualified, sincere, eager client can work confidently for that client. If they take you for granted, that can be grounds for firing them. With that leverage, everybody wins.

Cary Schools or Chapel Hill Schools ?

Cary Schools or Chapel Hill Schools?

I received an email from a mother asking Cary Schools or Chapel Hill schools?  She wanted to ask my opinion about Cary Schools because her son is convinced that Chapel Hill Schools are the far superior.  Therefore her daughter and son-in law who are moving from NJ should not consider Cary only Chapel Hill.

I told her of my family’s experience attending the Cary's Davis Drive Elementary, Davis Drive Middle and Green Hope High schools.  We had never been redistricted and could walk to school.  Top-rated, neighborhood schools in Wake County.  I also told her of the educational options Wake County offers; traditional  or year-round calendars,and  magnet schools.

Her son stood by his opinion.

I decide to look at the stats.  I use www.ncreportcard.org.

Looking at the two Chapel Hill High Schools they are both rated as “Schools of Progress” – 60-80 % of students at or above grade level

 

Cary High Schools:

Green Hope High is a “School of Excellence” – 90%+ student at or above grade level

Panther Creek High is a “School of Distinction” – 80-90% of student at or above grade level

   (This is Panther Creeks will graduate their first senior class spring of 2010)                             

Cary High is a “School of Distinction” – 80-90% of student at or above grade level.

I believe the best way to evaluate a school system is to look at the High Schools. 

If you have a quality High School it stands to reason that the Elementary and 

Middle Schools are of quality too.

Cary Schools  are quality school, just look at the stats!
