CARY NC Cary Park Homes for Sale is on my list for our tour of Cary NC today. Let me tell you about Cary Park. It was built, beginning in 2000, on 306 acres in south-western Cary NC at the corner of Cary Glenn Drive and Carpenter Firestation Road. Carpenter Firestation Road is off NC 55 near the new I-540 interchange. This convenience allows Cary Park residence the ability to get to the airport and North Raleigh in just minutes.

While moving to Cary NC is a big decision this neighborhood makes it easy. Cary NC Cary Park homes for sale is a unique community because of its many types of housing and numerous price points. Residents are able to choose from apartments, condominiums, town homes (one, two, and three-story), patio homes, single family homes in price ranges right up the million dollar executive homes on the 13 acre pond.

Both Mills Park Elementary School and Highcroft Elementary School are considered base schools for Cary Park, depending where you live in the neighborhood. West Cary is the Middle School and Panther Creek is the High School.

CARY NC Single family homes from $400-500,000 are plentiful in our market both form national builders and local custom builders.  This price point will get you on average a third acre, 4 bedrooms, 3.5 baths, bonus room, 2/3 car garages, and numerous custom features.  

A few thing I should mention about our market.  Three car garages are not the norm.  In recent years we've begun to see more, however 2 car garages are our standard.  It may stem from not needing to store so many season items.

Another item that is not a norm is a basement.  I know, its unheard of for those of you from the north.  Our soil is clay.  Clay and basements do not mix.  Clay retains moisture, moisture creates mold and mildew, mold and mildew and human do not mix.  

We do have walk out basements, usually at a premium beginning in the $400-500,000 price range.

CARY NC Staging Your Home

CARY NC Staging your home is an important aspect of the home selling process.  Buyers want to be able to see themselves and their possessions in the house.

Buying a home is an emotional process that involves all of the senses.  Buyers will be swayed by a bright, fresh smelling home that they can imagine living in themselves. 

I realize it’s a challenge to live in a home that has been staged.  Remember, well staged homes in Cary sell quicker.  The outcome is worth the effort.

Remove clutter:  Cary NC-Staging-Linda Lohman

  • Minimize your décor, by packing away nick-knacks, toys, books, rugs, etc.
  • Put away family photos.   Buyers need to see themselves in the home.
  • Make rooms appear as spacious as possible. Rearrange/remove furniture as needed.
  • Less is more even in kid’s rooms.

  • Look at each room through the eyes of a Buyer.  Make necessary changes.
  • Open drapes/shades
  • Turn on ALL lights
  • Keep pets outside or kenneled

Cary NC Repairs a Necessary Part of Selling Your Home

Cary NC Repairs are a necessary part of selling your home.  When you decide to sell your home that first thing most people think about is what repairs will need to be done.  The trend these days, because it is a Buyer's Market, is to do a pre-inspection.  

A pre-inspection is done by the seller before the home is listed for sale.  This step allows for the seller to address issues with the home before listing.  Buyer's are very picky during a Buyer's Market and have higher standards when selecting a home.Cary NC repairsCary NC repairs

While a pre-inspection will give sellers a piece of mind, buyer's will usually pay to have their own inspection done after contract.  
Once an offer is signed by all partied it becomes a contract and the next step is an inspection.  Buyer's are responsible for paying for the inspection.  It usually takes place within the first week after the contract date.  

In the Cary NC market we offer two alternatives for inspection.
   
    Alternative 1:  cary nc repairs

   The home is inspected and the inspector provides and Inspection Report for the buyer.
   Buyer has several days, stated in the contract to submit a formal Request for Repairs to the seller.
   Seller  has usually 3-5 days, stated in the contract, to decide which repairs to complete.  
   Your agents will negotiate the repairs requests.

In the Cary NC market a repair is defined as a structural, mechanical, termite issue.   Cosmetic issues are not addresses.  An item "must perform the function for which intended and not be in need of immediate repair".

    Alternative 2:

    Option money in the form of a check is given to the seller to "take the property off the market during the inspection period".
    Buyer has an inspection completed and had a pare-determined amount of time to decide to buy or not buy the home.
    If buyer decides not to buy the option money is kept by the seller.
    If buyer decides to buy the option money is credited at closing.

Both forms of inspections are routinely used in the Cary NC market.
