Cary NC   Removing Popcorn Ceilings 


Cary NC Removing popcorn ceilings has become one of the most popular ways to update a dated home.  In 2010  we bought a home that was built in 1988 and had  popcorn ceilings.  Popcorn ceiling are also known as acoustic or textured ceiling.  

The use of this technique was popular in most price ranges prior to the 2000's.   After 2000 it is only being used in the first-time buyer price range.

Removing the ceiling in an occupied home is a challenge because of the mess.  And yes it really messy!

Steps to remove popcorn ceilings:
  • The ceiling are wet down with nothing more than water using a portable sprayer.  The sprayer looks like an exterminators bug sprayers.
  • The textured substance is simply scrapped away with a wide putty knife.  
  • The ceiling are given a day to dry.
  • The drywall seams are then mudded and smoothed.
  • Repeat
  • A primer paint is applied
  • Two coats of ceiling paint is applied.

For obvious reasons this process is best completed when the residence is vacant.  We did it the week before we moved in to our new home in Cary.

The result was well worth the cost, time, and mess!  Oh ya the cost, about $5000 for a 2600 sq ft home.  The price varies depending on ceiling height and square footage.

Cary NC     Renovating the Staircase - Hardwood or Paint?

Cary NC Renovating the Staircase - Hardwood or Paint?  That is the question my husband and I posed.  

We bought a 20 year old home on the golf course with an amazing view.  The rest of the house definitely needed some updating. Cary NC Preston-Linda Lohman

 We originally decided to retread the staircase with hardwoods and wrought iron railings. 

 

 Until we saw our neighbor's stairs. Paint?  We never considered it.  

I ran home and ripped the carpet off the first stair and it was real wood, not sub flooring.  
We were on our way!

The steps we took:
  1. Removed carpet and padding
  2. Removed nails and staples
  3. Patched holes and nicks with wood fill
  4. Sanded
  5. Repeated steps 3 and 4 more times than we wanted to count.
  6. Painted
  7. Touched up
  8. Applied Polyurethane

By painting instead of installing hardwood treads and wrought iron railing we saved $ thousands $.  Yeah, more funds for the rest of the renovations.

Cary NC when is a driveway crack an issue?  Like most issues in Real Estate it depends.  Let's talk about concrete.  Concrete is a natural substance and it cracks.  That is why driveways, garages, patios, any large area of concrete have those lines drawn in them.  Those are stress fractures.  The purpose is to guide the eventual crack in the concrete.

How are driveway crack remedied?  Cracks can be shaved or a new section can be poured.

Dead HVAC Unit in My Cary NC Home.

I woke up late last week to find my a dead HVAC unit in my Cary NC home.  YIKES!

"It shouldn't be a complete surprise" was the response of the HVAC repairman.  "Your unit is original and your home was built in 1995."

It was like hearing those familiar words from your doctor, " Well at your age..."

Now we need to make the decision to buy a top of the line, energy efficient HVAC unit and get a government rebate or go less expensive?
It's hard to spend money on home repairs especially when I have one foot out the door. You see our kids are now in college and I'm ready to downsize to a comfortable town home on the golf course.

Back to the dead HVAC unit in my Cary NC home.  As a real estate agent I've been advising homeowners about home repairs for years.  I know what I'm supposed to do, buy an energy efficient unit that will add to the HVAC in Cary- www.LindaLohman.comHVAC in Cary NC - www.LindaLohman.com value of our home, the expensive choice.  

Do I really need to take my own advice?  Fine,I know the answer.

I spent the rest of the day pouting.  Scowling at my house, wondering what else would fail and cost me money.

I think it knows I'm ready to sell.  

Has anyone seen my golf clubs????
