CARY NC  Agent owe thier clients L.O.A.D.S.  It's the basic principal of Real Estate.  First le't define "CLIENT".  A client is a party that has a signed Buyer's Agency with a Real Estate agent.  Without the signed document one is simply a CUSTOMER.

Once the Buyer's Agency Agreement is signed agents owe thier clients L.O.A.D.S.

Loyalty
To be loyal to the client and act as thier representative.

Obedience
Obey the clients wishes, within legal perameters, regardless of one's own reservations.

Accountability
Be accountable for the monies, execution of contract, appointments to secure the closing.

Disclosure
Agent must disclose anything that is knows about an area or home.

Skill/Care/Dilligence

Being the basics of Real Estate it is in the Buyer best interest to have signed Buyers Agency Agreement to ensure full representation throughout the single biggest purchase of one's lifetime.

What are Closing Costs in Cary NC?  This is a question that I'm asked quite often so it inspired me to create this post.

 Can you tell me what closing costs I will encounter during closing?  I know every state is different and I'm assuming they are different in NC than VA.

What are Closing Costs in Cary NC and how much should I expect to pay? 

 

The following should do a fairly good job answering that questions.  Remembering the numbers that are given are approximate and are subject to change.

 

Loan Origination Fee - 1% of the loan

This fee is charged for originating the loan. It is expressed as a point or percentage of the loan.

Discount Points - Each point = 1% of the loan

A one-time charge used to adjust the price on the loan to prevailing market conditions.

Appraisal Fee - $325-425

A fee for a written statement of property value made by an approved appraiser.

Interim Interest - $20-75

Interest collect on the loan from the date of closing through the last day of the month (except when the closing takes place on the 1st day of the month)

Mortgage Insurance - Premiums vary based on coverage requirements

Generally required on mortgage with less than a 20% down payment. Mortgage insurance protects the lender from loss due to payment default.

Homeowner's Insurance - First year's premium is paid at closing

Lenders require a homeowner's insurance policy covering at least the amount of the mortgage.  If the property is in a flood zone, flood insurance in mandatory.

Escrow Deposits - 2 months hazard insurance, taxes based on due date

Funds held in an account by the lender to assure future payment for such recurring items as real estate taxes, hazard insurance and mortgage insurance.

Attorney Fee - $500-600

the attorney is responsible for the title search, obtaining title insurance, handling and computing the closing statement, and recording the deed.

Title Insurance - $2 per $1000 of coverage

Protects against loss due to problems of defects in the title to a specifically described parcel of real property, which cannot be found or aren't found on public record.  Title insurance will reveal any outstanding liens against the property and identify the legal owner of the property. A one-time fee payable at closing.

Recording Fees - Average $80

Fees paid at the courthouse for recording the deed, deed of trust, and any other recording documents.

Survey - $250-350

The measurement of the boundaries of a parcel of land, including the exact location of the house, easements, buffers, encroachments, and setback lines within the boundaries of the property.

Commitment Fee - $350-595

Paid to the lender/investor at closing to cover the cost of underwriting the loan and issuing loan commitment.

Tax Service Fee - $70

One time fee paid to a company they ensures the payment of real estate taxes from the lender's escrow account.

Termite Inspection - $75-125

A report from a NC licensed pest control operator identifying any wood-destroying insects and any resulting damage.

Home Inspection - $350-550

Performed by a licensed home inspector to determine the structural soundness and condition of the home

Remember Closing Costs are the expenses associated with buying a home and securing a loan.  In some price points sellers are willing to help with these expenses.

Cary NC The Buying Process Part 2 Closing Costs is the second installment in this series about the Buying Process.  

I often tell clients buying a home is a process.

Closing costs are the number one question that arises during my buyer's consultation. 

What are Closing Costs in Cary NC and how much should I expect to pay? 

The following should do a fairly good job answering that questions.  Remembering the numbers that are given are approximate and are subject to change.

The hybrid is headed down High House Road just before Maynard at Kroger Plaza to Cary NC Weatherstone homes for sale. Weatherstone was built during the housing boom in Cary NC in the mid-1990's.  The homes are traditional averaging between 2000-3000 sq ft. priced in the $300-400,000's.  

Weatherstone boasts a community pool complete with a swim team.  Of course the swim team competes against other swim teams through Cary NC Weatherstone homes for sale-Linda Lohmanout the summer.  It's  great way to keep the kids active.  Tennis is also available in Weatherstone.  The neighborhood has several regulation courts.

When building a home, the new construction pre-drywall walkthrough is not only necessary but interesting.  I have a clients building at Carolina Preserve Del Webb and just occompanied them to thier new construction pre-drywall walkthrough and thought I'd take you along.  

The purpose of the pre-drywall walkthrough is for the buyer to see first hand how the home is coming along, orient them to the building process, have the home inspected, and make sure the upgrades are in place.

The buyer is often overwhelmed by all the details and new information, that is where I come in, thier buyer's agent.  I have walked dozens of homes in Cary NC during this stage and know what to be aware of throught the home.  I find this stage fascinating.  It's not often one gets to see the details associated with the building process.  Home building is complex, everything from insulation to fire prevention is taken in to account. Let your Buyer's Agent assist you.
